What is a housekeeping productivity calculator?

A housekeeping productivity calculator compares the labor hours a shift consumed with the rooms it delivered. It reports minutes per room cleaned for the attendant line, minutes per occupied room for the whole department, rooms per attendant hour, and the gap between hours worked and hours your standard predicted — priced at your attendant wage so the variance is a dollar figure, not just a ratio.

Read the variance before you coach it

A shift running over standard is usually a mix problem before it is a people problem. Check the departure share, suites and deep cleans first, then linen availability and rooms returned by inspection. If the mix explains the variance, the standard needs updating; if it does not, the coaching conversation has real evidence behind it.

How this calculator works

OutputFormula
Minutes per room cleanedAttendant hours × 60 ÷ rooms cleaned
Minutes per occupied room (MPOR)(Attendant hours + inspector and houseman hours) × 60 ÷ occupied rooms
Rooms per attendant hourRooms cleaned ÷ attendant hours
Hours at your standardRooms cleaned × standard minutes per room ÷ 60
Hours variance and costAttendant hours − standard hours, priced at the attendant wage

Assumptions and limits

  • One standard, mixed rooms. The variance compares every room against a single standard minute figure, so a suite-heavy or deep-clean day will read as over standard even when the shift was efficient.
  • Variance is costed at base wage. No overtime premium or benefit load is applied here; for burdened dollars use the labor cost calculator.
  • Garbage in, garbage out. Hours should come from clocked payroll time and rooms from the PMS; estimated inputs make the attainment percentage look precise when it is not.
  • Read one day as a signal, not a verdict. Deferred no-service rooms, linen shortages and inspection returns move a single day. Trend a week before changing a standard or a room quota.
